What is the current cost of prefabricated buildings? In the interview and survey, different enterprises have different answers, which can be roughly divided into three categories: some bluntly say that the cost of prefabricated building is higher than that of cast-in-place; Some say the cost of prefabricated buildings is generally about the same as cast-in-place, or will be soon. Others say that one cannot generalize. Every project is different and there are many factors that affect the cost.


Generally speaking, the current assembly construction cost higher than cast-in-place is the industry consensus. According to the reporter, the current mainstream view is that the average cost of prefabricated buildings is 10%~20% higher than that of traditional construction methods.


Some places have not shied away from the issue of cost in prefabricated building "14th five-year" planning documents. For example, Shanghai's planning mentioned that, due to the relatively fragmented design and construction links of prefabricated buildings, and the disconnection between design links and industrial chains, there was a lack of consideration of prefabricated building characteristics and insufficient attention to the standardization degree of prefabricated buildings. It leads to problems such as difficult separation of prefabricated components, low repetition rate of prefabricated components, and high cost of molds and prefabricated components, thus increasing construction and management costs.


According to wuhan's plan, the standardization and modularization of prefabricated buildings are generally low, which is not conducive to large-scale development and cost control. So what should we do about the high cost of prefabricated buildings? In fact, might as well use the concept of the system and development of the vision. The first is the idea of systems. Looking at the whole life cycle of engineering construction, compared with the traditional construction method, the cost changes brought by assembly building both increase and decrease, we can not only focus on the incremental cost in a certain link.


The increased costs are generally visible direct costs, such as component deepening, professional fine integration and other design costs, component unit cost compared with the traditional way of cost, component transportation, stacking costs, on-site lifting, seam processing and grouting operation costs. Most of the reduced costs are hidden, such as reduced site plastering, cutting and repair, window edge and other details of the treatment cost. In addition, allowing advance sales to speed up the capital turnover of enterprises, can reduce the financial costs of enterprises.


The second is the vision of development. The high cost of prefabricated building is mainly due to the fact that it is in the promotion stage and the development in many aspects is not mature, so its advantages have not been fully brought into play. For example, the degree of standardization is not high, the general contracting model of projects needs to be further explored, and many places have problems such as incomplete industrial chains and mismatched production capacity. These problems can not be solved overnight, especially in the second "five years" of vigorously promoting prefabricated buildings, which are the key direction to tackle. In addition, the aging of the construction workforce and the proportion of labor costs will continue to rise, the advantages of prefabricated buildings in this area will soon be further highlighted.


At the national level, the development goal of prefabricated buildings during the 14th Five-year Plan period is to account for more than 30 percent of new construction. This proportion is not high, and there is a large space for future development. Therefore, it is very important to treat the current high cost of prefabricated buildings correctly and rationally.
